Summary:
The projects noted above encompass a range of housing types. Taken
together, they appear to mesh well with the City's commitment to
providing a range of housing types appropriate to an
urban community.
The ongoing
commitment to providing single family housing affordable to people employed in the
community will also remain crucial to the City's continued economic development.
Overall, the State and Southeast Wisconsin housing markets have slowed.
Foreclosures have increased across the state and the City will not be
immune from these. Due to increased foreclosures and a "cooling"
of the housing market, the supply of existing homes will increase
causing home prices to level off or even decline.
In 2006, multi-family housing construction in the City saw a large
increase from the previous five years. Staff expects some of this
increase in multi-family construction to carry over into the rest of
2007 due to the slowing single-family housing market and an apparent
increased demand for apartments. Commercial development is
expected to dominate 2007, with residential permit numbers being similar
to 2002 levels.
